Building Policies
Listed below are some general policies. Please refer to your lease or contact Property Management with any specific questions.
Moving & Delivery
The following policy pertains to the moving of furniture, equipment and supplies in and out of the building.
Please provide these instructions to your moving or delivery company.
- All moves and/or deliveries of furniture and equipment must occur before 8:00 a.m. or after 6:00 p.m. Monday through Friday, before 8:00 a.m. or after 1:00 p.m. on Saturday, or anytime on Sunday and must be scheduled through Building Management at least 48-hours in advance of the move or delivery by submitting a Security Clearance Request.
- The Security Clearance Request should be initiated by the Tenant either via electronic mail to wendy.trayler@jll.com or by calling the Management Office during normal business hours at 972-674-8097.
- Proper insurance coverage is required for moving companies, delivery companies, vendors and contractors. Moving / delivery companies will not be allowed on property unless evidence of required insurance coverage in the form of a COI provided by their insurance carrier is on file with Building Management not less than 24 hours prior to the date of the scheduled move or delivery. Contact Janelle Westbrook at 972-674-8097 or via email at janelle.westbrook@am.jll.com for a sample Certificate of Insurance (COI) with specific details of the required insurance types and limits, as well as the provisions for Additional Insured.
- The freight / service elevator must be used during tenant moves and deliveries. All walls, floors, door facings, elevator cabs, and other areas along the route must be protected. The mover must provide and install protective covering on all walls, door facings and other areas along the route to be used during the move. Clean Masonite sections must be used as runners on all carpeting and finished floors when heavy furniture or equipment is being moved with wheel or skid type dollies. The Masonite section must be 4'x8' sheets at least 1/4" thick, as used from the freight / service elevator, down the corridor, and to the tenant’s space. All sections of Masonite must be secured together to prevent the sections from sliding apart. Any damage to the building or fixtures caused by the move will be repaired by Landlord at Tenant’s expense.
- A tenant representative must be present at all times during any moves and deliveries and tenant’s representative’s name and contact phone number for the day of the move or delivery must be provided on the Security Clearance Request Form or on file with the Management Office.
NOTE: MOVING OR DELIVERY COMPANIES THAT FAIL TO ADHERE TO THESE BUILDING RULES AND REGULATIONS WILL BE REQUIRED TO IMMEDIATELY DISCONTINUE THEIR SERVICES UNTIL ALL VIOLATIONS ARE CORRECTED TO THE FULL SATISFACTION OF BUILDING MANAGEMENT

Insurance Requirements
The Tenant shall provide the following minimum insurance coverage for all vendors servicing the premises:
- Commercial General Liability
- Combined Single Limit - $1,000,000 per occurrence and $3,000,000 annual aggregate per location. (Such insurance shall be broad form and include, but not be limited to, contractual liability, independent contractor's liability, products and completed operations liability, and personal injury liability. A combination of primary and excess policies may be utilized. Policies shall be primary and noncontributory.)
Worker's Compensation - Statutory Limits:
- Employer's Liability
- With minimum liability limits of $1,000,000 bodily injury by accident each accident, $1,000,000 bodily injury by disease policy limit; $1,000,000 bodily injury each employee.
- Property Insurance
- All-risk, replacement cost property insurance to protect against loss of owned or rented equipment and tools brought onto and/or used on any Property by the Service Contractor.
Excess/Umbrella liability - $5,000,000

Contractor / Alterations Policies
Construction firms and personnel providing remodeling services must be approved by the Manager and must provide proof of adequate insurance coverage, including certificates establishing bonding, compliance with worker's compensation, and insurance for public liability and property damage in amounts equal to those required to be provided by you under your lease agreement. These certificates must name both the landlord and Manager as additional insured.

Smoke Free Building
Smoking on this property is a privilege.
Palisades I - The designated smoking area is located on the East side of the building by the 2 benches and smoker decanters where used smoking items should be discarded.
Palisades II - The designated smoking area is located on Level 3 of the parking garage in the West corner. There is a secondary area designated on the West side of the pond.
Please do not discard smoking items in the bushes and surrounding areas of the property. Our team works very hard to keep the grounds clean. Please be courteous and discard your items in the containers provided and not on the sidewalk or in the landscaping and surrounding areas. Your cooperation in maintaining pleasant outdoor conditions for all tenants and visitors is appreciated.
